627 Broadway | Chico, Ca

Scope of Work: 

Through readapting and repositioning warehouse buildings, UC Broadway was converted into an anchor project for South of Post Office (SOPO) in downtown Chico. It consists of 17,000 sq.ft. of retail and office space.·I carefully focused on a new tenant mix to create synergy within the project and to create social appeal.

Tin Roof Bakery anchors the redevelopment  project. Taking an underutilized building that was typically used for commercial users such as auto service and warehouse uses and creating a neighborhood retail destination with similar tenants to maximize the longevity and prosperity of the project.

Tin Roof Bakery & Cafe | Chico, Ca

Scope of Work:

Started as an idea, of taking a local favorite Saturday Market vendor from their 800 sq.ft. production space into a 6,000 sq.ft. bakery and cafe. Analyzed potential sales in the market place and cost/benefit of locating production and cafe on same site. A business plan was produced to secure funds.

The next step was to find the perfect location, sign a lease, design space, and open the bakery and cafe. Bon appetit!

Taksim Square | Istanbul,Turkey

Scope of Work:

To determine the flow of people and traffic through  and their behavior around Taksim Square during different times of the day. This was done using William H. Whyte's New York City research as inspiration conducting observations and film analyses. Providing a more clear understanding how this public space is used giving more guidance to urban designers.

 Retail Readiness | Covington, Ky

Concept:

A survey of the existing conditions of Madison and Pike Street commercial buildings focusing on tenant and business needs when it comes to site selection. Buildings were categorized such as setbacks, space depths, visibility, ceiling heights to help set forth a business attraction and exterior "Retail Readiness" program.

Burgers & Brew and Crepeville | Chico, CA

Scope of work: 

In typical Agent Horsman style I created my own opportunity. Analyzed Chico's downtown and existing vacant spaces for a restaurant concept that would be successful in this area. After four years of recruiting  Burgers &  Brew for my projects in the Bay Area, they came to Chico!! Opening up Burgers & Brew and later assisting in the location of their Crepeville concept.

The Standard Oil Building | Shenzhen, China

Scope of Work:

The building was exceeding the FAR for the site. Researched best practices for FAR trade-offs and provided recommendations for design and income generating opportunities that would benefit the public and the Standard Oil building.

The Riverfront | Napa, Ca

Scope of Work:

 Transform an underutilized vacant parcel in the heart of downtown Napa into a local and tourist destination anchored by celebrity chefs, high-end retail, and office space. This was a true mixed-use project with retail on ground floor and office and condominiums on second and third floors. Combining together for a total of 42,000 sq.ft. of retial, 30,000 sq.ft. of office and 50 residendial units, a total project cost of $50 million dollars.

Scope of Work:

Repositioned a 72,446 sq.ft. neighborhood shopping center into a lifestyle center using creative design and careful re-tenanting. Improvements through hardscape, landscape, and detailed low cost architectural accents to enhance the overall visual appearance were used to achieve this.
